G + 18 OR G + 11 floors at Prajay

I was talking to one of the promoter at Indu Fortune field Phase 2,
they said that in that area HMDA is only approving G + 11 floors,
which Indu is building, and they said Prajay is no where is going to
get permission for G + 18 floors . And Prajay will end up with G + 11
floor similar to Indu which would come to 2000 aprtments.

I think this will be good for people who invested in Prajya , what do
you guys think?.

Do any of you have any contacts with people working in HMDA office?.Do
any of you know the contact number of HMDA office to get this
information, i can call them and follow up this matter.

Compare with Indu Fortune Fields Phase 2

Compare Prajay Megapolis mega township with Indu Fortune Fields Phase 2 – People planning to buy a flat will compare both the projects. Also people like us who have already invested will try to compare Prajay Megapolis with other projects to check if we have made the right decision. Lets compare both the projects. At this point we don’t have the floor plan and specification of Indu Fortune Field phase 2 with us but lets assume it would be as good as the Phase 1 project.

Builder: Prajay Engineers is a famous builder and a public limited company but this is their first hi rise project. The construction would be out sourced to L&T or similar construction company. Indu is also a famous builder but after the death of YSR there might of lack of confidence. Also Jagan is unable to manage the CM post.

Location: Both of them are almost next to each other but Indu Fortune Field Phase 2 would be better than Prajay as it’s more nearer to Hi tech City MMTS. But you can treat location is same for both the project.

Floor Plan: For 3 BHK Prajay is building 6 flats per floor but Indu would be building 8 flats per floor. Will update this point once we see the floor plan of Indu.

Construction Quality: If we consider L&T is constructing and the architect is Singapore based company then we can assume quality would be good. Indu is also good but are they following the same specification that they follow in phase 1? Are they constructing sky garden? We know they are not constructing any clubhouse and swimming pool.

Price & Amenities: Prajay’s pre launch price is Rs.2250/- per SFT and Rs.2.25 lakh for amenities. Indu’s pre launch price is Rs.2600/- and Rs.2.5 Lakh for amenities though they are not building Swimming pool and club house for phase 2. You need to pay extra to use the club house & swiming pool of Phase 1. Amenities are owned by Indu but for Prajay Amenities would be owned by the association. Indu is building only 248 flats where Prajay is building 3200 flats.

ROI: At this market condition you can’t expect huge return in next few years. Also Telegana factor is there. It’s wise to invest in affordable house. You can find a buyer easily if you want to resale also in rental market you can offer competitive price as you have invested less.

At the end we think Prajay Megapolis is the right choice based on the pre launch price and amenities offered by Prajay. Also after group discount the price becomes <>
